How much does mold remediation cost in Rockland County?
Angi's and ServPro's 2026 national average is $2,368, with most projects between $1,223 and $3,753; a finished basement runs $2,000 to $6,000 or more. New York's two-company rule adds a licensed assessor's inspection ($300 to $700) and clearance ($200 to $500). Rockland sits in the upper half of national ranges.
Do I need a licensed company?
For anything over 10 square feet, yes, by New York law (Labor Law Article 32): a NYS-licensed mold assessor for the plan and clearance, and a separately licensed remediation contractor for the work. Verify both on the NYS Department of Labor's license search.
Is this site a mold company?
No. We are a free referral service for Rockland County homeowners and property owners. You tell us what you have found; we pass it to independent, New York-licensed and insured local assessors or remediation companies that serve your town, and they quote you directly. We never charge you anything.
Can I remove mold myself?
Under 10 square feet on a hard surface, yes, with detergent, gloves and ventilation, once the moisture is fixed. Porous materials (drywall, carpet, insulation) are removed, not cleaned. Anything bigger or hidden is a licensed job.
Does insurance cover mold?
Usually only when it follows a sudden covered event like a burst pipe, often with a mold sublimit of $5,000 to $10,000. Seepage, long-term leaks and flooding are generally excluded; flood insurance covers flood-caused mold if you dried out promptly.
What about fogging or ozone treatments?
Not remediation. Dead mold is still an allergen and colonized porous materials still have to come out. Treatments have a place on cleaned structural wood, not as a substitute for removal.
How do I know if I have mold behind a wall?
A persistent musty smell, staining or bubbling paint, a history of leaks or flooding in that spot, or allergy symptoms that improve when you leave the house. A licensed assessor confirms it with moisture readings and, if needed, a small inspection opening or air sampling.
Is black mold more dangerous?
Color does not identify species or toxicity; several common molds are dark. Any significant indoor mold growth is treated the same way: fix the moisture, remove it under containment, clear it. Lab identification is useful mainly for medical or legal reasons.
How long does remediation take?
Assessment within a few days; a typical basement remediation two to five days of work plus drying; clearance a day or two after. Rebuilding is separate.
Can I stay in the house during remediation?
Usually yes, with the work area under containment and negative air; people with asthma or compromised immunity may prefer to stay elsewhere during demolition. Ask the assessor.
Who fixes the water problem?
A separate trade: waterproofing or drainage for groundwater, a plumber for leaks, a roofer for roof leaks, an HVAC contractor for ventilation and dehumidification. The assessor's report names the source.
What happens after I submit the form?
We read your request and pass it to one independent, New York-licensed and insured assessor or remediation company that serves your town (for a project over 10 square feet you will need both, and the assessor comes first). They contact you, usually within a business day. You decide; there is no fee and no obligation.
Who actually does the work?
Independent local companies, never this website. We do not inspect or remediate, we do not take payment, and we have no stake in which company you choose.
How it works
- Tell us about the job. Visible mold, a smell, a flood or leak, an inspection finding, and roughly where and how big. Photos help.
- We match you with a local pro. One independent, New York-licensed and insured company that serves your town: a restoration crew for active water, a licensed assessor first for suspected mold, as the law requires. We do not send your request to five companies.
- Get a free quote. They inspect or respond and quote in writing. You decide; no fee and no obligation.
